Byrne Turf & Maintenance (BTM) specialises in taking Perth's toughest lawns — hydrophobic sands, thatch-heavy turf and high-wear surfaces — turning them into dense, healthy, professional-grade surfaces.
Serving Perth's Northern Suburbs from Innaloo to Yanchep for both homeowners and commercial sites.

Is your lawn looking tired, patchy, or overgrown? Does it feel "spongy" underfoot or struggle to hold water no matter how much you irrigate? In Perth’s harsh climate, maintaining a lush, deep-green lawn requires more than just regular watering and mowing. It requires a technical understanding of soil biology, root zone management, and seasonal timing.
Byrne Turf & Maintenance (BTM) isn't just another lawn mowing franchise. We are a specialist turf management company serving the City of Stirling and Perth’s Northern Suburbs. We bring "golf course quality" standards to residential and commercial properties. Whether you need a complete Spring renovation to rescue a dying lawn or a precision maintenance program to keep your turf showroom-ready, we have the expertise, the equipment and the passion to deliver results.

From full lawn renovations through to ongoing residential and commercial maintenance, BTM builds programs around how turf actually behaves in Perth's heat, wind and nutrient-poor sands — not generic eastern-states advice.

Perth has some of the sandiest, poorest soils in the world (the "Bassendean Sands"). This presents two major challenges for local lawns:
Leaching: Nutrients wash straight through the sand before the grass roots can grab them.
Hydrophobia: The sand particles become coated in a waxy organic residue that repels water. You might be watering for 20 minutes, but the water is just pooling on top or running off, leaving the roots bone dry.
At BTM, we don't just treat the grass; we treat the soil. Our renovation and maintenance programs focus heavily on soil amendment—adding clay, organic matter and premium wetting agents to turn your sand into a water-holding sponge. This is the secret to a lawn that stays green even in a 40-degree heatwave.

BTM is not a “mow and blow” service — it's a specialist turf partner focused on long-term surface performance.
Every Perth lawn is different. BTM starts with your specific turf type, soil condition, shade, use patterns and irrigation performance — then builds a renovation or maintenance plan that will actually hold up across our seasons.
We walk the site, inspect the turf and thatch layer, note shade and traffic patterns and assess soil and irrigation behaviour.
You receive a clear outline of recommended works — verti-mowing, renovation, treatments and follow-up — with transparent pricing.
We carry out renovation or maintenance works to professional standards, with clear communication around timing and recovery windows.
We can continue to manage the surface or hand over a clear care plan so you understand mowing heights, watering and seasonal inputs.
BTM focuses on Perth's Northern coastal corridor so travel time is minimised and service levels stay high. If you're nearby but unsure, reach out — if we can't help, we'll point you in the right direction.
Coastal: North Beach, Trigg, Watermans Bay, Marmion, Sorrento.
Central: Karrinyup, Gwelup, Carine, Duncraig, Greenwood, Warwick.
Inner North: Stirling, Balcatta, Hamersley, Kingsley, Tuart Hill, Yokine.
We also service other Perth suburbs upon request
Commercial and strata clients slightly outside this area may be accommodated on a case-by-case basis.
Ciaran Byrne is the founder and hands‑on owner of Byrne Turf & Maintenance, bringing more than 15 years of turf experience to every lawn he works on. Before moving into residential and commercial lawn care in Perth, Ciaran spent years working on world‑class golf courses in Europe, including being part of the team preparing courses for Ryder Cup week—where the turf has to perform perfectly under global scrutiny.
That big‑stage standard now underpins how he approaches every renovation and maintenance job, from small front lawns in the northern suburbs to large commercial sites that demand a consistently high finish.

If you don't see your question here, get in touch and we’ll happily talk through your specific lawn and site conditions.
Verti-mowing (also called scarifying) uses vertical blades to cut down into the thatch layer of your lawn and remove built-up organic material. In Perth, warm-season grasses like couch, kikuyu and buffalo quickly develop a thick thatch layer which prevents water, air and nutrients from getting to the roots. Carefully timed verti-mowing opens up the canopy, encourages new growth from the stolons and rhizomes, and creates a denser, more even surface. It's a key part of most renovation programs.
For most Perth warm-season lawns, renovation and verti-mowing are best carried out in the warmer growing months when the turf can recover quickly — typically from late spring through early autumn, depending on weather. Heavy renovation work is usually avoided in the coldest winter period. During our site assessment we’ll recommend timing based on your specific turf type, shade and irrigation capacity.
Recovery time depends on how aggressive the renovation is, the turf species, soil temperature and how well the lawn is watered and fed afterwards. As a guide, many Perth lawns look presentable again within 3–4 weeks, with full density returning over 6–8 weeks under good growing conditions. Before we start, we’ll explain what to expect and how to manage the surface during recovery.
BTM works with both residential and commercial clients. Our background in high-performance sports turf shapes the standard we aim for, but the majority of our projects are quality-focused homeowners, strata complexes, schools, sports clubs and commercial frontages across Perth's Northern Suburbs.
All products are selected and applied in line with ChemCert training, label directions and WA regulations. Some treatments, such as certain herbicides, will require short exclusion periods from the lawn while they dry or take effect — we’ll clearly explain any requirements before application so you can plan around children and pets. If you have specific sensitivities or concerns, please raise them during the quote stage.
Yes. Hydrophobic soils are one of the biggest reasons Perth lawns underperform. We routinely use high-quality soil wetting agents and, where appropriate, soil amendments to improve water penetration and retention. We'll also look at irrigation performance so we’re not just masking a bigger problem.
Yes. We can tailor a 12-month program that includes your mowing, scheduled fertiliser applications, wetting agent treatments and your annual renovation. This spreads the cost and ensures your lawn never misses a critical treatment.
Costs vary based on lawn size, access, the level of thatch, whether topdressing is required, and any additional treatments such as wetting agents or fertiliser programs. After inspecting your site we’ll provide a clear, itemised quote so you understand exactly what you’re paying for, with no surprises.
Tell us about your lawn and your goals — we'll recommend the most suitable combination of renovation, verti-mowing and ongoing maintenance for your property.
