These are classic signs of thatch build-up. Thatch is a layer of dead organic matter (old grass clippings, roots, and debris) that sits between the green leaf and the soil surface. A little thatch (under 10mm) is healthy, but in Perth’s vigorous growing conditions, Buffalo, Couch, and Kikuyu lawns can quickly develop a thick, choking mat of thatch that blocks water, air and fertiliser from reaching the roots.

Verti-mowing (also known as vertical mowing or scarifying) involves using a specialised machine with vertical blades that slice deep into the turf profile. Unlike a regular mower that cuts horizontally, a verti-mower cuts vertically to hook out the dead thatch layer and thin out the lateral runners.
It is an aggressive process that removes massive amounts of waste material—often 10–20 trailer loads from a single residential lawn! But by removing this barrier, we allow:
Water Penetration: Moisture can finally reach the soil instead of sitting in the sponge.
Oxygen Exchange: The root zone can breathe, promoting deeper root growth.
New Growth: The "shock" stimulates the grass to produce fresh, juvenile leaves that are softer and greener.



We believe in setting clear expectations. After a heavy verti-mow, your lawn will look brown and terrible. This is not a mistake; it is the goal. We have to strip away the old, elevated crown of the plant to get back to the soil level.
If a contractor promises to "dethatch" your lawn but leaves it looking green, they haven't done the job properly. They have likely just lightly groomed the surface. A true renovation verti-mow resets the height of the plant.
Within 2–4 weeks (depending on the season), the lawn will recover explosively, coming back tighter, lower and greener than it has been in years.

Okay Time: Late Summer (if moisture is managed).
It is also an okay time to proceed in late summer, provided soil moisture is carefully managed.

Worst Time: Winter or mid-heatwaves (unless carefully managed).
If you verti-mow a lawn in winter when it is dormant, it will stay brown and bare for months. BTM will only perform this service when we know your lawn can handle it.

Yes, but it requires a different technique to Couch. Buffalo grows from stolons (above ground runners), so we can't be as aggressive as we are with Couch or it won't grow back. We use specific settings for Sir Walter, Palmetto, etc.
For high-quality Couch lawns, once a year is ideal. For Buffalo, maybe every 2–3 years or as needed.
Yes. You will need to water daily for the first 1–2 weeks to prevent the exposed soil and roots from drying out.

Yes, and we strongly recommend it. Verti-mowing on its own is beneficial, but when combined with core aeration and top dressing in the same session, the results are significantly better. Aeration opens the soil so the new top dressing fills the holes and improves the root zone, while the verti-mow clears the surface so everything can reach the soil. Think of it as a full service rather than just changing the oil.
