Over time, lawns become bumpy due to settling soil, traffic, insect activity, or construction work. These uneven spots lead to "scalping" (where the mower cuts the high spots down to the dirt) and "shading" (where grass in the dips grows too long).

Many people think top dressing just means spreading yellow sand over the lawn. Doing this incorrectly can actually suffocate your grass or create a water-repellent layer.
The BTM Approach:
Preparation is Key: We never top dress a thick, spongy lawn. We usually verti-mow or scalp first so the sand can reach the soil surface.
Soil Choice: We use premium soil mixes tailored to your lawn's needs. This might be washed white sand for levelling, or a rich organic blend ("Lawn Mix") for nutrition and water holding.
Rubbing In: We don't just dump piles of sand. We use levelling lutes (heavy rakes) to work the material into the low spots and ensure the leaf tips are poking through.


Levelling: Fixes tripping hazards, wheel ruts from cars and general bumpiness.
Thatch Decomposition: The microbes in the new soil help break down old thatch.
Moisture Retention: A good organic top dress helps sandy Perth soils hold onto water longer.
New Shoot Growth: Burying the runners encourages them to root down and thicken up.
Step 1: Scalp/Mow Low. We cut the grass short to expose the soil.
Step 2: Core Aerate (Recommended). This creates holes for the new sand to drop into, improving the soil structure deep down.
Step 3: Spread & Level. We apply the mix and smooth it with levelling bars.
Step 4: Water. You must water regularly to wash the sand in and help the grass push through.
